Prepare the sale notice, asset records, encumbrance information and occupation details before considering an auction purchase.

Start with the particular asset’s sale notice and actual terms, then examine title, encumbrance information and your intended use. A low headline price does not reveal the full cost or guarantee immediate possession.
Match the case reference, lot, location, sale date and version. Do not replace the original notice with a resale advertisement; resolve discrepancies with the issuing body.
Title records and physical occupation describe different facts. Occupants, use, access and condition require their own checks. Record which facts are confirmed and which remain reported.
List the funding and payment steps in the actual notice, including security and the balance. Identify unresolved costs and conditions. This guide does not substitute a fixed deadline or rate for the asset-specific terms.
Bring the records and their provenance. Mark missing information rather than filling it with assumptions that make the purchase appear attractive.
